Surveys Overview

The primary purpose of an ALTA\ACSM Land Title Survey is to allow the title insurance company to issue its title insurance policy for a property without taking exception for matters which would be disclosed by an accurate survey of the property. The American Land Title Association (ALTA), together with the National Society of Professional Surveyors, Inc. (NSPS) have jointly set forth standards, taking into account the general interest of the public, the surveying profession, title insurers and abstracters.

For a survey plat or map to be acceptable by the title insurance company for purposes of issuing its policy of title insurance without the survey exception, certain specific information is required to be presented and delineated on the face of the survey. Some examples are: property lines and lines of possession, encroachments, improvements, utilities, easements benefiting or burdening the property, zoning information and setbacks, flood zone designation and a legal description that exactly matches the survey drawing.
